Exciting plans to build 4 new executive homes
In July 2021, we agreed to buy a plot of land for £320,000 with outline planning permission to build 4 houses with a Gross Development Value of £1.64 million. It is in Barry, South Wales, 5 miles south west of Cardiff. Views from the houses will be over the 18th green of Brynhill golf club which is 100 years-old.
We raised £450,000 on www.Brickowner.com for the purchase and construction and were close to completing the purchase. Unfortunately the golf club members decided to change their mind and retain the space for parking, rather than proceed with the development. In 2022 build costs suffered high inflation after covid and the increases in interest rates and changes in tax rates on residential property stopped house price growth. So we were happy not to proceed. Using solar power, electric car charging points and innovative sustainable materials and practices, aligns with our goal of net-zero carbon emissions, meaning that these houses would have been fantastic places to live.

Regeneration
Our plans will create much needed housing for hard working local families. Plans include solar panels, air source heat pumps and under floor heating as well as many trees planted in the development.
The Brynhill development was set up by:
Walter Davis of WD Real Estate, Richard Andrews of RA Architects and Cenydd Thomas of Greenflame
